PropKhata
Every rent, every record, one ledger.
Rent and property management built for India — rent collection, reconciliation and records for landlords, local managers and tenants.
The rent came in. But where's the record?
Cash one month, UPI the next, a cheque from the shop downstairs. Rent arrives five different ways and ends up in a diary, a WhatsApp thread, or nobody's quite sure where. By the 5th you're scrolling chats trying to remember who paid and who still owes.
There's a calmer way — here's how to keep track of rent payments across UPI, cash and cheque.
One ledger for every property
PropKhata keeps a clean khata for each flat, shop, house, villa or godown — so rent, dues, deposits and expenses sit in one place, and the numbers add up.
Collect
Log every payment the moment it lands — UPI, cash or cheque — against the right tenant and month.
Reconcile
See who's paid, who's short and who's overdue at a glance — no more month-end guesswork.
Keep records
Deposits, receipts and expenses stay tidy per property, ready whenever you need to show them.
Plus timely rent reminders, charge alerts and payment confirmations for tenants — all on WhatsApp — and a daily WhatsApp digest that tells you what's collected and what's still pending.

What exactly is PropKhata? +
PropKhata is rent management software built for India — a property ledger with a clean khata for each flat, shop or house you own or manage. You log every rent payment, deposit and expense against the right tenant and month, and the app keeps the running balance, so you always know who has paid and who still owes.
Who is it for? +
Landlords with anything from one flat to a few dozen, local managers running properties for several owners, and tenants who want a clear record of what they paid. Everyone sees the same ledger from their own side.
Does it handle cash and cheque, or only UPI? +
All of them. Most rent in India still arrives as a mix — cash one month, UPI the next, a cheque from the shop downstairs. You record each payment with the method it came in, so the ledger matches what actually happened.
Where is my data stored? +
On servers in India. Your records belong to you — we do not sell your data or hand it to anyone else, and each property's ledger stays private to the people you share it with.
Does it work for shops and other property, not just flats? +
Yes — flats, shops, independent houses, villas, godowns and agricultural land. Each one gets its own khata.
Does PropKhata send reminders on WhatsApp? +
Yes. Tenants get a rent reminder, a note when you add a charge, and a confirmation when their payment is recorded — on WhatsApp. You and your managers get a daily WhatsApp digest of what's collected and what's still pending.
What does it cost, and how do I start? +
Pricing is being finalised and we are rolling out access in stages. Request an invite and we will bring you on early — you will also lock in launch pricing.
