PropKhata started from a simple frustration: rent and property records in India still live in notebooks, chat threads and scattered spreadsheets. Owners, managers and tenants rarely see the same source of truth.

Anyone who rents out a flat knows the monthly ritual. Cash from one tenant, a UPI transfer from another, a cheque from the shop downstairs — and by the 5th you're scrolling WhatsApp trying to remember who paid and who still owes. The deposit you're holding lives in your head. At year-end, the receipts are somewhere in a drawer. It works, until it doesn't.

We're building PropKhata as rent and property management software for India — one ledger for every property, whether that's a single flat or twenty shops. It tracks rent, dues, deposits and expenses, and reconciles them against what tenants actually paid, so the numbers always add up.

It's for the small landlord with one or two flats, the family looking after inherited property, and the local manager running units for several owners. Tenants get a clear record of what they paid and the deposit being held — the same ledger, seen from each side.

The aim is restraint: clear records, honest workflows, no dark patterns. We'd rather earn a place among the top rent management apps for India by being genuinely useful every month than by shouting about it. Just the khata, done properly.

Your data is yours

Your records sit on servers in India and belong to you. We don't sell your data, and you can get your receipts and statements out whenever you need them.

Who is PropKhata for? +

Is PropKhata free? +

Listing your properties and units is free, and a free Starter plan actively tracks up to three units or leases. Paid plans for larger portfolios are being finalised — see pricing and join early access to lock in the launch price.

Where is my data stored? +

On servers in India. Your records belong to you — we don't sell your data or hand it to anyone else.

What kinds of property does it cover? +

Flats, shops, independent houses, villas, godowns and agricultural land — each with its own khata, whether you rent it out residentially or commercially.
